Documentation to make your building ‘trustworthy’ and your business competitive

In a recent survey of predominantly C Suite executives in the property industry, 82% said that compliance and high quality were imperative to ensure projects remained competitive.

One would think that post pandemic the property industry would be worried about shrinking pipelines but instead, their worries are more heavily about the challenge of growth.

Along with that that the rapid rate of delivery required to keep up, could erode quality.

It is time for a change, where supply needs to adapt to changing legislation, changing demands of tenants and demands of customers – developers and owners.

If you’re the building certifier, builder or one of the trades who is responsible for fire stopping compliance in a building and you’re not producing a penetration register, then you need to stop and have a think about that. The scrutiny is real, sadly passive fire (walls, doors, dampers and penetrations) is reportedly the 2nd biggest defect, the risks are too great and the tsunami of defects and rectification costs will be huge.

For one, when it comes to defects during the DLP, a register of penetrations, doors or a record of the building inspections can provide complete documentary evidence of what was completed and compliant at handover. 

Secondly, any good developer – particularly under the new ‘trustworthy’ buildings regime – would want to ensure their owners are given the best records, for inspection after the build, and for ease of and cost of ongoing annual inspections for maintenance. So it’s not ONLY about compliance, risk management but also about transparency and ultimately competitive advantage for your business.
